Rent-to-rent is the lowest-capital way to generate property cashflow: you take control of a property under a lease or management agreement, pay the owner a fixed rent, and then sublet it — typically as an HMO or serviced accommodation — for more than you pay. You never buy the building, so there is no deposit and no mortgage. Because the cash employed is so small, the percentage returns can be the highest of any strategy here. How rent-to-rent works

  1. Find a willing owner. Target landlords who want guaranteed rent and zero hassle — often tired landlords or those with a property sitting empty.

The numbers: cashflow, ROI & ROCE

Your monthly cashflow is the gross income from the sublet, minus the rent you pay the owner, minus bills, management, voids and compliance costs. The figure that makes rent-to-rent stand out is Return on Capital Employed (ROCE) — the annual profit a deal makes as a percentage of the cash you have tied up in it. In rent-to-rent the capital employed is tiny: a landlord deposit, some furnishing and a buffer, with no mortgage deposit at all. Divide even a modest annual profit by that small capital base and the percentage return — your cash-on-cash and ROCE — can be very high indeed. After bills, management and a void allowance you might net around £550–£700/month. Risks & how to manage them
